A BIG shout-out to an incredible lender Rich Bonn who got us CLOSED ON TIME! Not only that the Communication throughout this transaction was amazing. Every Tuesday, like clockwork, I had an update. Expectations were set—and met. If I had a question, I got an answer. No chasing people down, no “let me circle back,” When we hit a bump with a new appraisal review, he walked us through the process, explained what was happening, and kept everyone informed all the way to the closing table.

Rich Bonn and his team at Habayit Home Loans did an excellent job helping our family purchase our new home. After Veterans United told me that I could not be financed or qualify for a home, Rich and his team stepped in, found a solution, and successfully guided us through the entire process. As a business owner, getting approved for a mortgage can be more complicated because your income may not fit the traditional lending guidelines. Rich truly understands how to work with business owners and self-employed borrowers.

I am extremely grateful for my experience with this company. Before finding them, I had tried working with several well-known banks on more than three different occasions and was rejected each time. With one lender, I spent more than six months going through the process, constantly being given hope, only to be told at the very end that they could not approve my loan. Being self-employed, I had become used to hearing about all the limitations and obstacles that came with getting approved. Then I heard about this company, and my experience was completely different.

About Habayit Home Loans

Habayit Home Loans is a mortgage lender in Houston, Texas. Its branch manager and loan officer is Rich Bonn. The company describes its niche as borrowers whose income does not show up neatly on paper.

What a mortgage lender in Houston takes on

A mortgage lender arranges the loan behind a home purchase or a refinance. Habayit's website lists both, along with calculators for weighing rent against ownership and for checking what a buyer can afford. Its terms page says the company handles residential and commercial financing. It works with U.S. residents and foreign nationals on properties in Texas and in other places where it is licensed or authorized.

Houston had 2,397,315 residents in 2025, per the Census Bureau. The city sits in Harris County.

Much of a lender's work is deciding how a borrower's income counts. The usual route leans on tax returns. Habayit says that route can undersell a business owner whose company earns more than its returns suggest.

Where Habayit Home Loans puts its work

The company names self-employed people, business owners and real estate investors as its core clients. Alongside traditional loan programs, its site names DSCR loans for investors, 1099 loans for contractors and bank statement loans, which it says do not require tax returns. It describes each client getting a custom plan aimed at qualifying, closing and building on real estate goals.

The site says Rich Bonn has spent more than 30 years in lending and has helped thousands of clients buy homes. It describes his approach as asking better questions and meeting people in person when a loan gets complicated. Outside work, the site says, he volunteers with people with special needs and dispatches for Hatzalah.

Habayit holds a 5.0 rating across 47 Google reviews. Reviewers most often describe self-employed buyers who were approved after other lenders turned them down, and steady communication with regular updates through closing. Several mention refinancing, including a local builder who refinanced rental properties.

The company says the first step should come before any new loan application. It asks borrowers to call or book a consultation so the conversation can start with how their business makes money. Its contact page adds that a short form brings a reply from one of its mortgage advisors.
